RV Business Opportunity Opens at Historic Virginia Park: Application Deadline Approaching

The National Park Service has revised and reissued a request for proposals to operate an RV park at Prince William Forest Park in northeastern Virginia. This 14,600-acre park sits about 30 miles southwest of Washington, D.C., just off Interstate 95.
Located along Virginia 234 on the northeastern border of the park, this RV facility has an interesting history. Prince William Forest Park began as a recreational project to transform unused farmland near cities into outdoor spaces. The Civilian Conservation Corps built several cabin camps here during the 1930s.
The park was closed to the public during World War II when it served as a training facility for the Office of Strategic Services, writes the National Park Traveler.
70 rental sites
The RV park offers 70 rental sites divided into four price categories based on available hookups. The premium sites with 50/30/20-amp electrical service, water, sewer, and fire pits cost $76 per night. The basic sites with 30-amp electrical service, water, and fire pits go for $47 per night. Other sites are priced at $59 per night.
The operator must provide propane sales, firewood, retail items, and laundry facilities. They may also offer optional services like tent rentals, internet access, TV cable, vending machines, and bicycle rentals.
Infrastructure improvements
The National Park Service expects gross receipts of $825,000 in the first year, beginning October 1, 2025. Before closing for infrastructure improvements from November 2022 through summer 2024, the park generated between $683,665 and $718,488 annually with a 43% occupancy rate.
The operator will need an initial investment of about $251,700, mainly for inventory and personal property. The contract requires a minimum franchise fee of 15% of annual gross revenue and a component renewal reserve of 5.3%.
The RV park is popular with government contractors and people working with the nearby Quantico marine base. The 10-year contract allows the operator to rent up to half the sites for extended stays—up to 90 days between April and October, and up to 180 days from November through March.
